Senior Transitions in Tampa Bay
Moving on from a longtime home is unlike any other real estate decision. It usually isn’t just a sale — it’s the start of a next chapter, and it comes with questions that go far beyond price: timing, family conversations, what to keep, where to go next, and how to make it all feel manageable instead of overwhelming.
The house is often the biggest piece of the puzzle — but it’s never the only piece.
That’s why The Pierson Group offers Senior Transitions as a dedicated service, led by Yoly Pierson, a Seniors Real Estate Specialist® (SRES®). The SRES® designation means specialized training in the financial, family, and lifestyle considerations that come with a move later in life — so you get guidance built for this kind of transition, not a standard sale with a different label. Se habla español.
How We Guide a Senior Transition
Every family’s situation is different, so we start by listening — and we never rush. A typical transition with us looks like this:
- A conversation, not a listing appointment — we start by understanding the whole picture: your timeline, your family’s involvement, where the next chapter is headed, and what matters most to you
- A clear plan for the home — an honest assessment of the home’s value and what (if anything) is worth doing before selling, so you’re not spending money on updates that won’t come back
- Coordination with your other advisors — when it’s helpful, we work alongside your family members, estate attorney, financial advisor, or senior living community so decisions stay connected
- Practical help with the move itself — we can connect you with trusted local resources for sorting, packing, estate sales, and moving, so the logistics don’t fall on you or your family alone
- The sale, handled with care — pricing strategy, marketing, negotiation, and closing, managed at whatever pace the situation calls for
Who We Help
We work with Tampa Bay seniors planning their own next chapter — and just as often with their adult children, who may be coordinating from out of state. Whether the move is to a smaller home nearby, a senior living community, or closer to family somewhere else entirely, we can manage the entire process locally on your behalf, with regular communication so everyone stays on the same page.
Rooted in Tampa Bay
From Dunedin, Palm Harbor, and Safety Harbor to Clearwater, St. Petersburg, and the beach communities, we know the neighborhoods where many longtime Tampa Bay homeowners have spent decades — and we know what those homes are worth in today’s market. That local depth matters when the home being sold carries thirty years of memories, not just square footage.
Frequently Asked Questions
What does an SRES® designation mean?
SRES® stands for Seniors Real Estate Specialist, a National Association of Realtors designation for agents trained in the financial and lifestyle considerations of clients over 50. It covers downsizing, Medicare and Social Security timing, reverse mortgages, and coordinating a move with family. Yoly Pierson holds the SRES® designation and works with families throughout Tampa Bay, including Dunedin, Palm Harbor, Safety Harbor, Clearwater, and St.Petersburg.
We’re not sure we’re ready to sell yet. Is it too early to talk?
Not at all — the best transitions start with a conversation long before a for-sale sign. We're happy to talk through options, timing, and what the home might be worth, with no pressure and no obligation. Most families we work with start planning about a year out.
Can you work with our family if we live out of state?
Yes. We regularly coordinate with adult children remotely — handling the local details, keeping everyone informed, and managing the process from preparation through closing. The Pierson Group works throughout Pinellas and Hillsborough counties, and we're used to running a sale across time zones.
Should I sell before or after I move?
Selling first gives you certainty about proceeds and strengthens your position on the next purchase. Moving first is less stressful and shows the home better when it's empty or lightly staged. The right answer depends on whether you need the sale proceeds to fund the next place, and on your tolerance for two moves.
The house needs work. Do we have to fix it up before selling?
Not necessarily. We'll give you an honest read on what's worth doing and what isn't. Sometimes small improvements pay off; often, selling as-is to the right buyer is the better path. On Tampa Bay homes held for decades, that decision usually turns on the condition of the roof, windows, and systems rather than cosmetics.
What happens to a home with decades of belongings in it?
You don't have to empty it alone. Estate sale companies, senior move managers, donation services, and auction houses each handle different parts of the job, and the right mix depends on what's there. We coordinate these vendors as part of our Senior Transitions work so the process runs in the right order.
What does Florida's Homestead portability mean for me?
If you've owned a homesteaded Florida property, you may transfer accumulated Save Our Homes savings to a new Florida homestead — up to $500,000 in assessed-value benefit. This can substantially reduce property taxes on your next home, but it requires filing within a set window. Confirm current rules with your county property appraiser.
Will I owe capital gains tax when I sell?
Possibly. Federal law allows a primary-residence exclusion of $250,000 for individuals and $500,000 for married couples filing jointly, provided you've lived in the home two of the last five years. Long-held Florida waterfront property can exceed that. Documented improvements raise your cost basis and reduce the taxable gain, so records matter. Consult your CPA.
Ready to Talk About the Next Chapter?
There’s no one right way to do this — just the way that fits your family. Schedule a conversation with Yoly Pierson, SRES®, and The Pierson Group to talk through your options, at your pace.
